Rebuilding After Devastation in the Palisades

In the Pacific Palisades area of Los Angeles, entire neighborhoods have been devastated by fire. Standing in the middle of these communities today, it’s clear that rebuilding will take years. Many homes are completely gone, and new construction projects are just beginning to take shape.

As rebuilding efforts move forward, one of the most critical aspects of construction is ensuring proper waterproofing. This process protects homes from long-term water damage and structural issues, which can be costly and difficult to repair later.

To better understand this work, I visited a job site in the Palisades with Martin Lopez from Martin Sheet Metal. I’ve worked with Martin for many years, and he specializes in waterproofing systems for residential construction.

Understanding the Waterproofing Process

Martin is currently working on several projects in the Palisades and may also be involved in other rebuilding efforts in nearby areas such as Altadena. During this walkthrough, we looked at the steps involved in waterproofing a home and how these systems are implemented during construction.

Waterproofing begins early in the building process and involves multiple layers of materials designed to prevent water from penetrating the structure. Each step must be done correctly to ensure long-term protection for the home.

Installing Metal Flashing for Protection

One of the first steps we looked at on this project was the installation of metal flashing. Flashing is a critical component used to direct water away from vulnerable areas of the structure.

On this home, the flashing is installed around the entire perimeter of the building. The metal flashing runs down along the walls and will eventually be layered with additional materials. The purpose of this system is to prevent water from entering behind the exterior walls and causing damage to the structure over time.

Proper flashing installation requires careful placement and sealing to ensure that all seams and joints are protected.

Waterproofing Shower Pans and Interior Areas

Another important part of the waterproofing process happens inside the home, particularly in areas where water exposure is common.

In this project, Martin is installing a shower pan system that includes building the slope at the bottom of the shower to direct water toward the drain. The entire base of the shower is waterproofed before tile or other finishes are installed.

In addition to waterproofing the shower pan itself, Martin also waterproofs the surrounding areas. This extra step helps prevent potential leaks from reaching the floor below, which could cause serious damage over time.

Protecting Laundry Rooms from Water Damage

Waterproofing is also applied in areas like laundry rooms, where appliances such as washing machines can potentially leak.

In this home, the laundry room floor has been waterproofed as an additional protective measure. Since washers and dryers will be installed in this space, waterproofing helps minimize the risk of water damage if a hose or appliance fails.

These preventative steps may seem small during construction, but they can make a significant difference in protecting the home over the long term.

Why Seeing the Work in Person Matters

For professionals involved in construction insurance and risk management, seeing this work firsthand provides valuable insight.

Much of the time, conversations about waterproofing happen over the phone when reviewing insurance applications or discussing project details. However, being on-site allows you to see the actual materials, the height of flashing installations, how seams are sealed, and the level of detail that goes into the work.

Understanding these details makes it easier to evaluate the real risks involved in construction projects and ensure that insurance coverage accurately reflects the work being performed.
